Award-Winning Real Estate CEO Rudy Kusuma on Building An Efficient Real Estate Business

When it comes to real estate, Rudy Kusuma knows what he’s doing.

After years of experience playing “by the book” when it came to real estate, Kusuma formed Your Home Sold Guaranteed Realty in 2019. Now, he uses a franchise prototype known as the Quantum Leap System to help real estate agents develop their own $4 million GCI teams without jumping all the old-school hoops that agents in decades past have had to.

“It’s all about the value,” he said. “The more you add value for people, the more money you’ll make. The solo agent model is impossible, but the Quantum Leap System helps agents build teams that can do the impossible.”

Everything seems impossible until it’s done — and when it comes to building a sustainable real estate business, Kusuma knows how to propel others to success as he has for himself.

Winning the Game

For new brokers, learning the art of task compartmentalization will help with efficiency in major ways. Scaling a real estate business requires a system that breaks down all the things agents do day-to-day and makes it work for them — including lead generation and other tasks. Kusuma’s years of experience in the industry taught him that when real estate agents do too many jobs at once, they’re inefficient and eventually get burned out. That’s why you need to learn what you do well and what you need to outsource.

“If you’re a one-person show and you think you can do all these jobs, you’re going to burn out. Machines don’t get sick, but people do,” Kusuma said. “I know I’ve said it before, but I always think I need to repeat it: the solo agent model is impossible.”

Kusuma knows this better than anybody. When he got his real estate license in 2007, he spent his prospecting time cold-calling and knocking on doors. Neither option worked out — leading him to create a solution that would attract customers to him instead of having to chase them down. That’s why Kusuma now preaches his Quantum Leap System with such fervor: He knows that as a new broker, the best success formula is to delegate and compartmentalize with ease.

The Secret of Reverse Prospecting

The first key to building a robust real estate team is to utilize what Kusuma calls “reverse prospecting.” Kusuma discovered this strategy in his early days as a real estate agent, when he created an investors club and hosted game nights that taught people how to invest in real estate. Kusuma’s system was working — with fifteen clients after the first month, he had more work than he could handle. That’s when he decided to spread the love.

“I was working in a Coldwell Banker office at the time, and I asked the other agents if they wanted to partner up with me to share the workload,” he said. “All of them said yes and that was my first team. Just like that.”

Kusuma taught the other agents everything he had learned about reverse prospecting — how to attract clients to you instead of beating the pavement looking for them. For agents, reverse prospecting is a no-brainer if you want to work smarter with your time and prospects.

The Power of Tech

How do you get started with reverse prospecting? Technology is the first step. Today’s tech allows you to make the most of your reach and show clients all available options. You can show homes that match criteria that aren’t online or conduct virtual tours during crises like the COVID-19 pandemic. Cloud platforms help make lending and closing processes faster and easier. And simple project management tools or automation options will help you be more productive while completing day-to-day office tasks.

Technology also allows you to upgrade your skills by harnessing online resources that will continue your professional development — like Kusuma’s Quantum Leap System, which was created to help real estate agents build systems and reverse prospecting funnels to streamline their processes and help them better serve their clients.

“Because we focus on reverse prospecting, our focus is only on serving the client,” Kusuma said. “Most real estate agents spend 70 or 80 percent of their time prospecting, but that’s not normal for most other industries. I started to figure out how to attract customers to me instead of chasing them.”

The real estate industry is a lucrative business, and there’s no reason why today’s agents can’t find success and stability in their field. Kusuma and his team have proven that – and know that there are plenty of agents out there capable of being their own success story.
